If you wish to make any changes that are visible from the street, please proceed as follows:
The primary source for direction on any exterior changes shall be governed by the original elevation drawings of the architect of record. A copy of the original elevation drawings are on file in the MVEA records and are reprinted in the 2012 MVEA Directory. These drawings cover the original floor plans and the various elevations for each home. To the extent exterior changes have been made in the past, and are not consistent with those documents, we encourage restitution to the original design when maintenance is performed and/or homeownership changes. This is important to our future goal of gaining historic preservation status.
For houses with pitched roofs, tile shall be consistent with existing structures and must be authorized and approved in writing by the MVEA Board of Directors.
Replacements and/or enhancements shall be consistent with the original design. Windows shall be anodized aluminum sliders with dark finish. No bars or grates shall be installed over windows.
Replacement garage doors shall be flush doors without glazing and ideally replicate the original detailing. Emergency replacement of garage doors for security reasons will be approved within 3 days of request from date received by the MVEA Board of Directors for approval. Side gate shall be a single width with a maximum of 42".
Ground cover stone shall be decomposed granite in earth tones and not clash with adjacent lots. Lawns will not be permitted in front yards. Plant material shall be maintained and relate well to adjacent lots and the neighborhood as a whole. As plants are replaced, they should be of a low water usage variety.
Trash containers must NOT be visible from the street elevation except for collection.
For architectural consistency, exteriors shall maintain the original stucco finish and original detailing at soffits and other areas. The original color palette has been located in the archives of Taliesin and a facsimile palette with the 25 original colors has been created. Future color changes shall match the palette, or, be within the same family of color ranges. This palette is available to all homeowners for review and reference. Houses shall be painted a different color from those on either side and shall be one color. Garage doors must match the house color. Slump block shall not be painted.
